Attracting
Good Tenants
Very
careful consideration is used when marketing and
placing the tenant for your property. We use a
wide variety of sources to expose your property
to the most people looking to rent a home. Some
sources used are: the Internet, newspaper
advertising, signs, real estate agents in the
area, etc. All tenants are required to go
through a "tenant orientation". This
generally takes 45 minutes to 1 hour while we
review the rental contract. All move-ins are
done with the tenant so any questions are
addressed at that point in time. This avoids
many potential complaints and last-minute
repairs.
Inspections
Our
initial walk-through inspection is extremely
thorough. Each item in each room is addressed as
to the condition and the cleanliness of it.
Tenants are required to sign-off on the
inspection report before they are allowed to
move in. We regularly drive-by your property and
are quick to notify tenants if something needs
attention. Once a year, we schedule a physical
walk-through and report to you the overall
condition and make recommendations if needed.
Income
All
rents are sent to our company. We process these
and send you your check once a month along with
your owner statements.
Rental
Contracts
Our
rental contracts are very thorough and complete
with several addendums. We prepare these for you
and cover all policies and procedures with
tenants. All rents are processed through the
company’s Trust Account, where security
deposits are also held unless owner requests
they be released. All rent policies are strictly
enforced with 3-day notices sent after the 5th
day of the month. Should the rent fall arrears,
we will begin and supervise any eviction
proceeding.
Expenses
Most
of our owners prefer us to handle any repairs
and any routine work required on the property.
We are pleased to do this for you. We have many
qualified independent people that we use to
handle the job needed. We do not hire people and
put them on staff as a general rule. Any savings
that we are able to negotiate on your behalf are
passed along to you dollar for dollar. Because
we use these services in volume, we are often
able to negotiate a discounted rate. Our
management fees are a tax deduction and we are
always willing to discuss them with you.
Mortgage
Payments and Bank Deposits
If
you request it, we will make your monthly
mortgage payment or deposit directly into your
bank. These services are available to you at no
extra charge.

calls are always welcome!
We
always enjoy hearing from you….really!! Owner
calls are given top priority and our staff is
trained to listen carefully to inquiries or
requests made by owner. Tenants are also treated
with respect and courtesy at all times.
